PART 1 — COMPANY AND BUSINESS STRUCTURE
1. Legal Entity
OLNIN PRIVATE LIMITED ("OLNIN", "Company", "we", "us" or "our") is the legal entity responsible for the services, facilities and business activities described on the Website and in applicable agreements.
OLNIN may operate through different commercial divisions, brands, service lines or business units. These divisions do not, by themselves, constitute separate legal entities.
Unless expressly stated otherwise in a written agreement, contractual relationships are with OLNIN PRIVATE LIMITED.
1.1 Fairway Junction Premium Co-Working Space may provide:
- Premium Shared Workspace;
- Premium Dedicated Desk;
- Executive Private Office;
- Premium Private Office arrangements;
- Corporate or team workspace;
- Boardrooms;
- Meeting rooms;
- conference facilities;
- seminar facilities;
- business support facilities;
- events;
- rooftop facilities;
- floor/event/exhibition facilities;
- technology infrastructure;
- security and access-control systems;
- and related professional services.
Actual packages, features, capacity, pricing and availability are determined by the applicable Package, quotation, Membership Agreement, booking confirmation or other applicable agreement.
1.3 Fairway Junction Café Fairway Junction Café is a business division of OLNIN PRIVATE LIMITED and may provide:
- food and beverages;
- dine-in services;
- hospitality;
- corporate hospitality;
- private gatherings;
- catering;
- and related café services.
Café transactions may be subject to separate service-specific terms.
PART 2 — DEFINITIONS
2. Definitions
For this Legal Package:
"OLNIN" means OLNIN PRIVATE LIMITED.
"Company" means OLNIN PRIVATE LIMITED.
"Website" means the official website, online registration pages, portals and associated digital platforms operated or controlled by OLNIN.
"User" means any person accessing or using the Website.
"Applicant" means a person or organization expressing interest in becoming a Member or receiving a Service.
"Customer" means any person, company, organization or other entity purchasing, booking, requesting or receiving a Service. "Member" means a person or organization formally approved by OLNIN under an applicable membership arrangement.
"Authorized User" means an individual authorized by a Member or Customer to use applicable OLNIN facilities or Services.
"Guest" means a person entering an OLNIN facility at the invitation of a Member, Customer, Authorized User or Event Organizer.
"Visitor" means a person visiting OLNIN for a tour, meeting, appointment, inquiry, delivery, business purpose or other authorized purpose without necessarily being a Member.
"Services" means services offered by OLNIN through any applicable business division.
"Package" means a membership, workspace, meeting, event, add-on, hospitality or other service package offered by OLNIN.
"Workspace" includes shared workspaces, dedicated desks, private offices, team workspaces and other approved work areas.
"Meeting Facilities" includes boardrooms, meeting rooms, conference rooms and seminar facilities.
"Event Facilities" includes approved floor areas, rooftop areas and other designated event or exhibition areas.
"Event Organizer" means the person or organization responsible for booking or conducting an event.
"Agreement" means the applicable written or electronically accepted agreement, including the Master Membership Agreement, service-specific agreement, quotation, proposal, booking confirmation, Package terms and incorporated policies.
"Business Day" means a day on which the relevant OLNIN administrative operations are ordinarily conducted, subject to applicable law.
PART 3 — ACCEPTANCE AND ELECTRONIC CONTRACTING
3. Acceptance of Terms
By accessing or using the Website, submitting information, requesting a Service, booking a facility, becoming a Member, entering an OLNIN facility or otherwise dealing with OLNIN, a User acknowledges that applicable terms may govern that activity.
However, submission of an inquiry or registration form does not by itself create membership or guarantee acceptance.
Where OLNIN requires formal acceptance of contractual documents, the relevant person must complete the prescribed registration and acceptance process.
4. Electronic Acceptance
Where legally valid, acceptance through:
- a checkbox;
- electronic signature;
- online confirmation;
- portal acceptance;
- email confirmation;
- booking confirmation;
- or another approved electronic mechanism may constitute acceptance of the applicable terms.
OLNIN may retain electronic records showing:
- the identity of the accepting person;
- date and time of acceptance;
- version of the applicable document;
- acknowledgements;
- booking information;
- and other relevant records.
5. Opportunity to Review
Where terms are presented for electronic acceptance, the Applicant or Customer should review the applicable documents before accepting them.
If the person does not agree to applicable terms, they should not proceed with the relevant transaction.
PART 4 — OLNIN CUSTOMER AND MEMBERSHIP APPROVAL PROCESS
6. Initial Inquiry
A person may initially contact OLNIN through:
- Website forms;
- telephone;
- email;
- messaging;
- social media;
- in-person visits;
- referrals;
- tours;
- or other communication channels.
An initial inquiry is not an approval.
7. Initial Information
OLNIN may initially request limited information such as:
- name;
- contact information;
- company or organization;
- desired Package;
- number of users;
- intended Service;
- general requirements;
- and other information reasonably necessary to assess the inquiry.
8. Due Diligence
Before approving an Applicant, OLNIN may request supporting documents and conduct reasonable due diligence.
Depending on the Service, this may include:
- identity verification;
- company information;
- business documentation;
- authorized representative information;
- identification documents;
- supporting documentation;
- payment verification;
- references or other reasonable verification;
- and compliance checks.
OLNIN may decline an application where permitted by law and without being required to disclose confidential internal assessment criteria.
9. Approval
Submission of documents does not automatically constitute approval.
OLNIN may approve, conditionally approve, defer or reject an application.
10. Contractual Acceptance
Where required, the approved Applicant may then be directed to the relevant online registration and legal-document page.
The Applicant may be required to acknowledge and accept:
- applicable Website Terms;
- Privacy Policy;
- Membership Agreement;
- Membership & Facility Policy;
- relevant Package terms;
- booking/event/add-on terms;
- disclaimers;
- and other applicable documents.
11. Payment and Activation
Where applicable, OLNIN may require payment or cleared funds before activating membership or access.
Access credentials, CRM/member-account activation and facility access may be provided only after OLNIN has completed its required:
- 1. due diligence;
- 2. approval;
- 3. contractual acceptance;
- 4. payment verification; and
- 5. account activation procedures.
OLNIN may withhold activation until all required conditions are satisfied.
PART 5 — DOCUMENT HIERARCHY
12. Order of Precedence
Where several documents apply to the same transaction, the following order generally applies:
- 1. signed or electronically accepted transaction-specific agreement;
- 2. Master Membership Agreement, where applicable;
- 3. service-specific agreement;
- 4. accepted quotation or proposal;
- 5. booking confirmation;
- 6. Package-specific terms;
- 7. Membership & Facility Policy;
- 8. applicable operational/customer policy;
- 9. this Master Website Legal Package;
- 10. general Website descriptions and marketing material.
If a higher-ranking document conflicts with a lower-ranking document, the higher-ranking document governs to the extent of the conflict.
13. Internal Operational Documents
OLNIN may maintain internal documents including:
- Operations Manual;
- Staff Training Manual;
- housekeeping SOPs;
- emergency procedures;
- incident-reporting procedures;
- staff policies;
- safety procedures;
- operational checklists;
- internal forms;
- and internal CRM procedures.
These documents are primarily internal operational instruments and do not automatically create contractual rights for Members or Customers unless expressly incorporated into an applicable Agreement.
PART 6 — WEBSITE TERMS OF USE
14. Permitted Use
The Website is provided for lawful informational and commercial purposes.
Users must not:
- use the Website unlawfully;
- provide materially false information;
- impersonate another person;
- obtain unauthorized access;
- interfere with Website operation;
- introduce malicious code;
- scrape or reproduce Website content without authorization;
- conduct fraudulent activity;
- infringe intellectual property;
- distribute unlawful or harmful material;
- or otherwise misuse the Website.
15. Website Availability
OLNIN may modify, suspend, restrict or discontinue any portion of the Website.
OLNIN does not guarantee uninterrupted or error-free Website operation. Website availability may be affected by:
- maintenance;
- hosting;
- telecommunications;
- cyber incidents;
- power failures;
- software problems;
- third-party providers;
- or circumstances beyond OLNIN's reasonable control.
16. Website Content
Website content may include:
- descriptions;
- photographs;
- layouts;
- architectural imagery;
- conceptual imagery;
- specifications;
- Package information;
- prices;
- availability;
- marketing materials;
- testimonials;
- and other information.
Unless expressly incorporated into an Agreement, Website material is provided for general informational and marketing purposes.
Actual:
- facilities;
- furniture;
- layouts;
- décor;
- technology;
- capacity;
- amenities;
- and configurations may differ.
17. No Automatic Contract
A Website advertisement, social-media post, photograph, description, inquiry or request for information does not automatically constitute a binding contract.
A contractual relationship arises only when OLNIN accepts the applicable transaction or the parties enter into the applicable Agreement.
PART 7 — QUOTATIONS, PACKAGES AND AVAILABILITY
18. Quotations
Quotations may be subject to:
- validity periods;
- availability;
- scope;
- assumptions;
- exclusions;
- taxes;
- payment terms;
- deposits;
- third-party charges;
- and other conditions.
Unless expressly stated otherwise, a quotation does not guarantee indefinite availability.
19. Package Information
Package features, benefits, prices, access rights, complimentary entitlements and limitations are governed by the applicable Package schedule and Agreement.
Marketing descriptions do not create additional contractual benefits beyond those expressly included.
20. Availability
All facilities and Services remain subject to availability unless expressly guaranteed in writing.
OLNIN may reasonably adjust facility allocation where operationally necessary, subject to applicable contractual rights.
PART 8 — COWORKING AND MEMBERSHIP TERMS
21. Purpose
OLNIN's coworking environment is intended for legitimate professional and business activities.
Members may include:
- business owners;
- executives;
- entrepreneurs;
- professionals;
- consultants;
- corporate teams;
- startups;
- established businesses;
- remote teams;
- and other legitimate business users.
22. Membership Rights
Membership grants only those rights expressly included in the applicable Package and Agreement.
Membership does not automatically create:
- ownership;
- tenancy;
- leasehold rights;
- permanent possession;
- unrestricted use of common areas;
- unrestricted guest access;
- storage rights;
- parking rights;
- or any other right not expressly granted.
23. Workspace Categories
OLNIN may provide, according to its current Package structure:
- shared workspace;
- dedicated desk;
- private office;
- premium/private office arrangements;
- team or corporate workspace;
- and other workspace configurations.
Actual availability and inclusions are governed by the relevant Package.
24. Private Offices
Private offices are provided according to the applicable Agreement.
Unless expressly established by a separate legally effective agreement, an office arrangement does not create ownership or tenancy rights in OLNIN property.
25. Shared Workspace
Shared workspace is a professional communal environment.
Users acknowledge that:
- other businesses may operate nearby;
- acoustic privacy cannot be guaranteed;
- visual privacy cannot always be guaranteed;
- internet or utilities may occasionally be interrupted;
- maintenance may occur;
- and access may occasionally be restricted for legitimate operational reasons.
26. Dedicated Desk
A dedicated desk provides the rights expressly stated in the applicable Package.
OLNIN may make reasonable operational adjustments where required for maintenance, safety, events, building requirements or other legitimate reasons.
PART 9 — MEMBERS, AUTHORIZED USERS, GUESTS AND VISITORS
27. Authorized Users
A Member or Customer may authorize users only in accordance with the applicable Package and Agreement.
OLNIN may require identification or registration.
28. Guests
Guests may be permitted subject to:
- access procedures;
- registration;
- capacity;
- operating hours;
- security requirements;
- Package restrictions;
- and facility rules.
Members and Customers are responsible for the conduct of their Guests to the extent permitted by law.
29. Visitors
Visitors attending for tours, inquiries, meetings, deliveries or other legitimate purposes may be subject to:
- identification;
- registration;
- reception procedures;
- escort requirements;
- access restrictions;
- and security procedures.
30. Unauthorized Access
No person may:
- lend unauthorized access credentials;
- permit unauthorized persons to use their membership;
- bypass access controls;
- or otherwise facilitate unauthorized entry.
PART 10 — BUSINESS ADDRESS, MAIL AND STORAGE
31. Business Address
Where offered, business-address services are subject to separate terms.
Use of an OLNIN address does not automatically establish:
- registered-office status;
- tax domicile;
- legal domicile;
- tenancy;
- ownership;
- or authority to represent OLNIN.
The Customer remains responsible for its own registrations and legal compliance.
32. Mail
Mail handling is subject to the applicable Package and operational procedures.
33. Storage
Storage is available only where expressly included or separately contracted.
Customers remain responsible for valuables and personal property unless OLNIN expressly accepts a specific safekeeping obligation.
PART 11 — MEETING ROOM AND BOARDROOM TERMS
34. Meeting Facilities
OLNIN may provide:
- boardrooms;
- meeting rooms;
- conference rooms;
- presentation facilities;
- seminar facilities;
- and related technology.
35. Booking
A booking is not confirmed until OLNIN confirms it through the applicable system or communication. Bookings remain subject to:
- availability;
- duration;
- capacity;
- payment;
- applicable Package entitlement;
- and applicable booking rules.
36. Meeting Duration
Users must vacate the facility at the end of the booked period.
Overtime may be charged where permitted by the applicable terms.
37. Cancellation and No-Show
The applicable booking confirmation or Meeting/Boardroom Terms will specify the cancellation and no-show charge.
OLNIN may distinguish between:
- timely cancellation;
- late cancellation;
- cancellation within the applicable restricted period;
- and complete no-show.
Where a Member receives complimentary meeting-room entitlement, unused entitlement is not automatically carried forward to a subsequent month unless expressly stated otherwise.
Unused monthly complimentary entitlement expires at the end of the applicable period.
38. Non-Member Bookings
Non-members may be required to pay in advance before a meeting-room booking is confirmed.
Failure to attend does not automatically create a refund entitlement.
39. Technology
Meeting-room technology is provided subject to operational availability.
OLNIN does not guarantee uninterrupted operation of:
- displays;
- projectors;
- conferencing systems;
- internet;
- audio equipment;
- or third-party technology.
PART 12 — EVENTS, FLOOR, ROOFTOP AND EXHIBITIONS
40. Event Facilities
OLNIN may make designated facilities available for:
- corporate events;
- private events;
- networking;
- seminars;
- conferences;
- workshops;
- presentations;
- exhibitions;
- artist showcases;
- product launches;
- receptions;
- curated gatherings;
- and other approved activities.
Event facilities may include approved floor areas and rooftop areas.
41. Event Agreement
Major events may require a separate Event Agreement covering:
- date;
- time;
- venue;
- capacity;
- fees;
- deposit;
- security requirements;
- catering;
- décor;
- equipment;
- staffing;
- vendors;
- cancellation;
- restoration;
- and other requirements.
42. Event Organizer Responsibility
The Event Organizer is responsible for:
- accurate attendance information;
- guest conduct;
- suppliers;
- required permissions;
- event content;
- payment;
- property damage;
- compliance;
- and other obligations assigned by the Event Agreement.
43. Floor and Exhibition Use
Where approved, designated floor areas may be used for:
- exhibitions;
- displays;
- product showcases;
- artistic exhibitions;
- business presentations;
- corporate activations;
- or other approved activities.
Approval does not grant permanent or unrestricted use.
44. Rooftop Use
Rooftop use remains subject to:
- weather;
- wind;
- temperature;
- safety;
- capacity;
- emergency access;
- building requirements;
- technical limitations;
- and applicable law.
45. Weather and Safety
OLNIN may relocate, modify, postpone, suspend or cancel an outdoor event where reasonably necessary for safety or operational reasons.
46. Decorations and Installations
Decorations, displays, structures and installations may require prior approval. They must not:
- damage property;
- obstruct emergency exits;
- interfere with safety equipment;
- create electrical hazards;
- damage surfaces;
- exceed load limits;
- or violate building requirements.
47. External Vendors
External:
- caterers;
- decorators;
- photographers;
- entertainers;
- production companies;
- equipment suppliers;
- artists;
- contractors;
- and other vendors may require prior approval.
Unless expressly contracted by OLNIN, they remain independent third parties.
48. Event Capacity
Events must remain within approved capacity.
OLNIN may restrict entry or require attendance to be reduced where capacity or safety requirements are exceeded.
49. Event Damage
The Event Organizer may be responsible for reasonable repair, replacement, restoration or additional cleaning costs arising from damage or abnormal use attributable to:
- the Organizer;
- attendees;
- employees;
- contractors;
- suppliers;
- entertainers;
- or other persons associated with the event, subject to applicable law and the Event Agreement.
PART 13 — ADD-ON SERVICES
50. Add-On Services
OLNIN may offer optional services including, depending on availability:
- additional meeting-room time;
- additional workspace;
- printing;
- administrative support;
- technology;
- catering;
- event services;
- additional furniture;
- extended access;
- staffing;
- security;
- décor;
- and other services.
51. Separate Charges
Add-on Services are not included in a membership unless expressly stated in the applicable Package.
Additional charges may apply.
52. Confirmation
An Add-On Service becomes chargeable when it is:
- ordered;
- confirmed;
- approved;
- booked;
- supplied;
- or otherwise accepted under the applicable procedure.
PART 14 — PAYMENTS, FEES AND DEPOSITS
53. Pricing
Prices may change for future transactions or renewals, subject to applicable contractual commitments.
Prices may exclude, where applicable:
- taxes;
- deposits;
- special services;
- third-party charges;
- equipment;
- overtime;
- and other charges expressly identified.
54. Payment Methods
OLNIN may accept payment through approved methods, which may include:
- bank transfer;
- cash where permitted;
- card payment;
- online payment;
- or other approved payment channels.
A payment is considered received only when cleared or otherwise confirmed by OLNIN.
55. Due Date
Payments must be made by the due date stated in the applicable:
- invoice;
- Agreement;
- Package;
- booking confirmation;
- or payment schedule.
56. Grace Period
Where the applicable Membership Agreement provides a grace period, the Member may have the specified grace period after the payment due date before the applicable daily late-payment charge begins.
The grace period does not waive the underlying payment obligation.
57. Daily Late-Payment Charges
Under the agreed coworking membership framework, after the applicable grace period:
Shared Workspace / applicable Dedicated Desk arrangements: PKR 500 per day; Private Office arrangements: PKR 1,000 per day. These charges are intended as contractual late-payment charges, subject to applicable law and the applicable Agreement. The exact applicability to a particular Package is governed by the relevant Membership Agreement and Package terms.
58. Payment Default
Where payment remains unpaid, OLNIN may, subject to the applicable Agreement and law:
- suspend access;
- suspend Services;
- restrict bookings;
- apply permitted deposits;
- issue notices;
- terminate the applicable arrangement;
- recover outstanding amounts;
- or take other lawful action.
59. Unresponsive Member
Where a Member remains in default and does not respond to reasonable calls, emails or other communications, OLNIN may issue a final notice requiring the Member to communicate and regularize the account.
Subject to the applicable Agreement and law, OLNIN may require an unresponsive Member to vacate the workspace after the applicable final notice period, which may be seven days under the agreed operational framework.
Where a Member remains responsive and actively communicates with OLNIN, OLNIN may, at its discretion, agree to an extended payment arrangement.
Any extension should preferably be recorded in writing.
60. Security Deposits
A security deposit may be required for applicable coworking or private-office arrangements.
Upon cancellation or expiry:
- 1. OLNIN will determine amounts properly due;
- 2. OLNIN may deduct unpaid charges, damage or other properly recoverable amounts;
- 3. the account will be adjusted;
- 4. the remaining balance will be returned where applicable. Where no amount is properly due and no recoverable damage exists, the Member is entitled to the return of the full applicable deposit.
Subject to the applicable Agreement and lawful deductions, the remaining deposit balance will be returned within 30 days after completion of the required inspection and account adjustment process.
61. Event Deposits
Event security deposits may be determined according to the event quotation, proposal or Event Agreement.
The amount may depend upon:
- venue;
- expected attendance;
- duration;
- equipment;
- décor;
- risk;
- security requirements;
- vendors;
- and other event characteristics.
62. Setup Fee
Where applicable, the PKR 3,000 setup fee is non-refundable, subject to any mandatory legal rights that cannot lawfully be excluded.
63. Failed Payments
Where payment is:
- declined;
- reversed;
- dishonored;
- unauthorized;
- disputed;
- or not received, OLNIN may take appropriate action under the applicable Agreement.
64. Chargebacks
Customers should raise genuine billing disputes directly with OLNIN. OLNIN reserves its lawful rights concerning fraudulent, abusive or unauthorized chargebacks.
PART 15 — REFUNDS AND CANCELLATIONS
65. Refund Framework
Refunds are governed by the applicable:
- Membership Agreement;
- Package terms;
- booking terms;
- Event Agreement;
- quotation;
- or other transaction-specific document.
66. Monthly Membership Cancellation
Unless a different written term applies to the relevant Package, a monthly membership cancellation may require one month's notice.
The exact commencement and expiry of the notice period will be determined by the applicable Membership Agreement.
67. Non-Use
Failure to use an available Service does not automatically create a refund. This includes:
- non-use of workspace;
- absence from the facility;
- late arrival;
- early departure;
- failure to use a complimentary entitlement;
- or voluntary non-use.
68. Complimentary Entitlements
Unused complimentary monthly benefits, including complimentary meeting-room entitlements where applicable, expire at the end of the applicable month and do not automatically accumulate or transfer to the next month.
PART 16 — SUSPENSION AND TERMINATION
69. Member Cancellation
Members must comply with the applicable cancellation notice.
70. OLNIN Suspension or Termination
OLNIN may suspend or terminate an arrangement where permitted because of:
- non-payment;
- material breach;
- unlawful conduct;
- serious misconduct;
- fraud;
- property damage;
- misuse;
- security concerns;
- repeated violation of policies;
- or material risk.
71. Immediate Protective Action
OLNIN may take immediate reasonable action where necessary to protect:
- people;
- property;
- security;
- confidential information;
- legal compliance;
- or facility integrity.
72. Exit
Upon termination or expiry, the Member or Customer must:
- cease unauthorized access;
- return OLNIN property;
- remove belongings;
- settle amounts properly due;
- return access devices where applicable;
- and comply with reasonable exit procedures.
PART 17 — SECURITY, ACCESS, CCTV AND SAFETY
73. Security Systems
OLNIN may use:
- CCTV;
- access-control systems;
- visitor-management systems;
- security personnel;
- alarms;
- digital access logs;
- monitoring systems;
- and related technologies.
74. Security Purpose
Security systems may be used for:
- safety;
- access control;
- incident investigation;
- property protection;
- emergency response;
- fraud prevention;
- and lawful security purposes.
75. No Absolute Security Guarantee
No security system can guarantee prevention of every:
- theft;
- loss;
- intrusion;
- accident;
- unauthorized access;
- cyber incident;
- or other event.
Users remain responsible for reasonable precautions.
76. Emergency Procedures
All persons must comply with:
- evacuation instructions;
- fire-safety procedures;
- emergency instructions;
- restricted-access requirements;
- security instructions;
- and lawful directions of authorized personnel.
PART 18 — TECHNOLOGY, INTERNET AND CRM
77. Internet
Internet access may be provided subject to availability. OLNIN is not responsible for interruptions caused by:
- telecommunications providers;
- power failures;
- equipment failure;
- maintenance;
- cyber incidents;
- provider outages;
- or other circumstances beyond reasonable control.
78. Prohibited Technology Use
Users must not:
- hack;
- scan systems without authorization;
- distribute malware;
- conduct denial-of-service attacks;
- steal credentials;
- intercept communications;
- conduct unlawful surveillance;
- or otherwise misuse OLNIN systems.
79. User Data
Users remain responsible for backing up their own information.
OLNIN does not guarantee permanent storage or recovery of User data unless expressly contracted.
80. CRM and Member Accounts
OLNIN may use a CRM or member-management system to administer:
- applications;
- due diligence;
- membership;
- accounts;
- bookings;
- payments;
- communications;
- access;
- records;
- and Services.
A CRM account does not itself establish membership unless OLNIN has completed the required approval and activation process.
PART 19 — CONFIDENTIALITY
81. Shared Environment
Members may conduct confidential business activities within OLNIN facilities.
However, shared workspace cannot guarantee absolute confidentiality.
82. Member Responsibility
Users should protect:
- confidential documents;
- passwords;
- screens;
- financial information;
- customer information;

Fairway Junction Premium Café, Fairway Junction Café 18 Green and Fairway Junction Dining are operated by OLNIN PRIVATE LIMITED. Services may include:

- corporate hospitality;
- private gatherings;
- catering;
